Introduction

The aim of this report is to prepare a detailed evaluation on how my client can acquire and develop a site for a hotel destination. Throughout this report, my client will be advised on the processes that need to occur prior to the construction and operation of this new launching luxurious hotel. The financial, physical, social and legal aspects will also be considered. The aim of this evaluation is to launch a luxurious five star hotel in the desired location at an effective and efficient manner. The paper will present the setting up of “The Royal Charriot Hotel” in Abu Dhabi, United Arab Emirates.

Location

This plot of land is located in Abu Dhabi, United Arab Emirates. The exact location is shown in the appendices under Location. Abu Dhabi is a wealthy area within the UAE. Therefore, it would be a great place to set up a five star hotel as the potential target market is present within that area.

Site Acquisition

Site acquisition is one of the essential steps in preparing for the construction and development of a hotel business. There are several factors that need to be considered as part of the process, including location, zoning laws, land surveys, and the cost of both purchasing the land and constructing it. This means that the process of site acquisition often begins even before the actual site has been recognized. Throughout this section of the report, there will be instructions of how site acquisition and planning permission are acquired in Abu Dhabi, UAE.

Within any area in the UAE (United Arab Emirates), any site acquisition project begins with defining what type of characteristics the real estate must possess. For example, the site chosen in Abu Dhabi is located near shopping malls and beaches with no residential communities but still zoned as commercial which means it is likely to be viable for a five-star luxurious hotel. Assuming that the location (Abu Dhabi) chosen could be levelled to allow for the construction and that access to the area includes roadways that can accommodate a large amount of traffic. As the process continues, working with local Abu Dhabi council to determine the zoning and building regulations that would apply and be relevant to the proposed site is highly important. Before starting any construction and planning, it is highly essential that the plans for the construction are in compliance with the local regulations.

Once the chosen site has met the standards for the project and local officials are agreeable to the construction, the next step would be to approach the Abu Dhabi local council and discusses the selling of the area and the client acquiring the land for construction. As soon as this is done, the client can complete the site acquisition process by securing the proper building permission and permits to start the construction.
