Introduction

Trump Ocean Club, the striking $400 million oceanfront condominium developed by K-Group, premier real estate developer, has joined forces with the renowned HBA/Hirsch Bedner Associates to bring a new level of hotel design to Latin America. The leader in hospitality interior design worldwide, HBA was selected from more than 10 companies to design all of the hotel components of Trump Ocean Club including 369 guestrooms and public spaces. By infusing a modern tropical flare to both the guest rooms and public space of this world-class development, visitors and residents alike will enjoy an exclusive lifestyle unparallel to anything else in the region.

“Together with K-Group, we are very pleased to have brought on such a distinguished company as HBA for the first Trump development in Latin America,” states Rodrigo Rubio Vollert, EVP Architecture and Design of Arias Serna Saravia S.A. and Design Director for Trump Ocean Club. “Not only is HBA a globally recognized company, but they are the perfect fit for this project due to their impressive portfolio and extensive experience in the hospitality industry,” adds Rubio Vollert.

The Atlanta-based HBA team for Trump Ocean Club consists of five experts, including one designer based in Panama, and is led by 13-year veteran Betsy Hughes who serves as Project Manager. “We are very excited about this project and the fantastic team behind it. Together with the architects and the hotel operator, Trump Organization, we are a very collaborative group that understands the vision and ultimate goals for this unique project,” states Hughes. “This will also be the first time that HBA works on a project in Latin America and we are very proud to enter the market together with the Trump brand.”

Design and Implementation of Trump Ocean Club

There were many factors which led to the failure of the Projects. It is always impossible to find 100% facts behind project failure. This project was extremely challenging from the very beginning, an 18 month time period was given for the competition of the project by the security Exchange. The project was based on new untested technology and it was very ambitious task to be completed in 18 months. The sectors which were involved in it were banks, company registrar, brokers, international custodians and many other businesses. It was a very complex task, and the vested interest in it was also great (Drummond, 1996,, 345).

The first warning of the project failure came with the abandonment of Trump Ocean Club 1; this was caused by the brokers who believed that the project was going against their interest. Had this not happened the project could have seen the day light within six months' time period .The designing stage which was allocated a time period of two months went on for a period of 2 years, yet there were conflicts between the parties on interest.
