Strategic Management of Residential Apartment Building

Abstract

The industry of construction has been developing for a range of different methods that are aimed to make the management of construction projects effectively and to provide customers with the means of making more rational and objective decisions. For this purpose, project managers are considered to be responsible to design and construct functions. In addition, most of the projects provide someone to act as a catalyst. This requirement is often stored in large, complex projects, and there are no doubts about the scales and their complexities for projects, technically and environmentally, exposed to differentiation and integration of the application of a mechanism that usually provides project managers. Moreover, they are recognized with the requirement of project management and its methods, evaluating and implementing these techniques, a task that will help the overall project management. Project managers are concerned to determine the mechanisms through which a construction project could be brought about. As a result, the process consists of the conversion of ideas, desires and requirements of clients into an expression of tangible market demand with the help of realizing the needs of clients into a project design and the effective conversion of that design into a complete project ready for occupying and / or using. In this paper, we will be discussing and analyzing ways for strategy management that can be used property managers while preparing for long term management of residential apartment buildings.

Introduction

The society has been facing serious and aggravated issues by the scarcity of resources tighten environments, and changing climate. Growing population, increasing energy and material well-being aggravated these challenges and is pushing our natural environment's ability to support the economy to its limits. In addition, the public expects more from residential buildings (Turner 1994: pp. 3-4). The potential for litigation against asset owners and managers is increasing.

The dependencies between tasks and internal factors by external events (e.g. the provision of products or materials that serve as inputs to specific tasks) may impact on the duration of the project, often in real projects by introducing the need to revise the previous schedule. Another factor that impacts on the traditional time is the availability of resources, rather than the assumption (in the estimation phase) of productivity / performance that is significantly different from the actual real team. In most medium-sized projects, control and adaptation of the plan are part of regular routine activities of project managers (Mawhinney 2001: pp. 154-168).

The goal of the project, i.e. the results that must be produced, is strongly correlated to the quality and / or performance to what must be developed. The quality produced is the accuracy with which the results are adhering to agreed requirements, meaning they meet all requirements and may add further value to the customer.
