Introduction

There are some very important responsibilities of surveyors which includes measurement of the land, to confirm the property boundaries, to provide the depiction of the property, and assessment of the overall worth of the property. As far as UK is concerned there are two core professional bodies that are responsible for the development of trust and shaping the public perception for the surveyors engaged in conducting these operations which are: CICES or ICES and RICS. The responsibilities and duties of these professional bodies are so critical because they are directly concerned with the sensitive issues of general public property and assets. To shape the perception and to trust the public trust these professional bodies assist the owners of the properties to make best use of the land, these bodies help the property owners to better develop the land, and to ensure the compliance of construction with the rules and regulation as prescribed (Cherry, 2006,, 88).

It is obvious that to develop the trust you must address the public concerns. That is what these professional bodies are doing since long time in UK. All they need to do is to best assist the landowners to get maximum output out of the property or land.

RICS

Royal Institution of Chartered Surveyors was established on June, 15, 1868. Its headquarters are in London. RICS is responsible for the regulation of qualifications and standards for construction, land and property surveyors through the Europium Union. RICS is promoting the profession of surveyors and making it sure that the members are acting according to the professional code of conduct. In addition, RICS is also engaged in facilitating the educational and training courses to surveyors. As far as the members are concerned RICS has 130,000 members all over the world who are engaged in facilitating public sectors and private sectors, both. It is defined in the terms of RICS that the actions of all the member should comply with the public interest (Jones, 2008,, 65).

Professional Code of Conduct

It is mentioned in the RICS' code of conduct that honesty and clearness are the primary concerns when dealing with the clients. The most admirable part of the code of conduct states that surveyors should reveal any probable clashes of interest and to avoid any type of personal conflicts that could affect their duties and performances. The acts of all the members should be in compliance with the up-to-dated regulations and should be dealt with utmost carefulness. It is not allowed for the member to possess the biased behaviour when dealing with the clients. In addition the clients must be given all the due respect (Jones, 2008,, 65).

Disciplinary Procedures

There are certain numbers of factors that are subjected to have an effect on the disciplinary actions. RICS has defined these factors which affect the disciplinary behaviour. These factors may include the degree of the damage to the customer, the type of illegal behaviour, and the rate of recurrence of illegal behaviour.
