Introduction

This is the report which presents the project on the basis of property development. Presenting and understanding the course through critical analysis and to apply the information and various concepts in property development is the ultimate objective of this report. This project deals with the commercial and residential purpose which includes critical issues such as the impact of planning on development, development constraints in proposal, final solution of the development proposal and other development considerations with respect to planning (Mary, 2010). The method used in the analysis of this report is through the process of clear thinking by identifying critical and technical issues and areas.

Background

The basis of this project is an urban society for which land has purchased from the government. The land situates in the core of the city. We have surveyed the site which is appropriate for both commercial and residential purpose. In various developed countries zoning system uses to control the land (Roy, 2008). This system totally depends upon the planning regulations and rules at the local ground by means of various planning schemes. Moreover, the sponsor, which undertakes this project has the objective of earning revenue with marketing and publicity.

Significance of planning

The establishment of land use policies and plans is the main outcomes of the planning phase development. It supports with a generalized framework through which operations of development control functions perform. Planning is a vital phase of the development process as it helps in predicting development requirements of an area. Planning also identifies and highlights the issues associate with the development process (Gunder, 2003). It not only helps in highlighting the core opportunities and barriers in the development phase but also highlights the appropriate inappropriate situations for various type of development.

Planning clears the routes in making of the proposal while considering the issues relate to development in a different period of time. It is also because of the planning process which enables the planners to generate policies and standards which help in throughout the development. Preparation of plans is also important because it identifies the areas in which planners' face vital pressures, barriers and negative aspects in growth and development and provides possible solutions to ensure the smooth future development and growth. It also helps in accessing the customers' requirements and their needs in case of residency. In other words, social factor also highlight in the planning phase (Allmendinger and Michael, 2005). Planning also enables to identify the weak areas so that the precautionary measures must be taken while considering the planning phase of the development.

Planning also allows management to overview the cost of the projects. Project cost also affects the development process.
