CHAPTER 01 INTRODUCTION
Outline of Study
This study is based on the topic “is the employer main contributor in construction project delay in UAE?” The first chapter provides the introduction of the topic together with significance of the study and aims and objectives. Furthermore, the second chapter highlights the previous studies conducted in the relevant field. In addition, the third chapter provides the research methodology. The fourth chapter discuss the results and analysis of the research. In last the chapter five concludes the study.
Background
The outcome of the project is the responsibility of the project manager, despite the lack of authority, resources, or finances. Regardless of the issues project managers face, they must possess leadership and focus on project goals to ultimately obtain project success (Egbert, 2010).
Problem Statement
In construction sector of UAE, the global crises are still observed. Even though, there is real and visible recommencement of activities in Dubai, specifically the closing out several partially completed master projects, several grandiose projects plans of major Dubai constructors are still shelved (Belout & Gauvreau, 2004).
In terms of new and revived construction projects, several eastern constructors who operate in UAE are more visibly securing new projects. However, several projects are not completed on time within the budget. It is the responsibility of the employer to provide access to the construction site in order to make the contractor able to carry out all the activities within the planned deadlines. The employer is responsible for engaging third party contractor for the project completion (Baladi, 2008).
The research on role of employer in delays of projects in UAE is scarce. Prior research studies indicated a correlation between successful performance and the manager leadership style; however, the amount of studies concerning project manager leadership style and its contributions to project success is limited (Baladi, 2008).
