Introduction

This paper will focus on Asset and maintenance management concept. This paper aims to provide a thorough understanding of principles, techniques, applications, strategies and processes of managing assets across various functional areas of organizations. It equips with practical knowledge of the latest assets and maintenance management techniques and tools through hands-on experience using ERP system (SAP ERP). I have tried to apply all knowledge and skills gained through lectures, case analyses and hands-on experiences to compose this paper.

Maintenance Management Program at Walgrave Hospital

The renovation project of the Walgrave Hospital includes the construction of new premises with an area of 170,000 square feet the renovation of more than 143,000 square feet of existing premises. With these renovations, the hospital will offer an environment more oriented toward families and increased access to cancer services and kidney dialysis treatment. There will also a more beds for people hospitalized with acute mental disorders, the hospitalized children, the surgery department and renal dialysis service (Bjork 1989, 71 - 78).

The Walgrave Hospital will have a intensive care unit at level 3 times larger and more modern with more beds (21 to 33 beds), a place of relaxation for the family and quiet reading rooms. The cancer center will receive two new radiation bunkers, which will largely double the space for the chemotherapy, and an area specialized pediatric care clinic. The services central essential to services surgical and patient care will be also enlarged.

Machinery maintenance may seem like a routine procedure or task that does not have much thought put into it. Booty (2003) points out the importance of statutory maintenance tasks by maintaining that failure to check equipment, systems or processes and record the results at the prescribed frequencies is serious. Maintenance Costs: Appropriate maintenance can reduce maintenance costs.

Technical benefits: The technical benefits are most important in that they justify the use of technology by reducing downtime, increasing production and reducing scrap.
