Introduction

Task 1

Describe to your client the background to Town & Country Planning Law & the government's UK Sustainable Communities policies. State how the town planning system is organised at the national, county & local council levels and show typical documentation that are produced as guidance notes used by the design team for built environment commissions.

The Town Planning Association (TCPA) is a self governing organization that works out to enhance and improve the town and country planning. The membership of TCPA includes associations and individuals that are drawn from different bodies of the government, private sectora, builders and developers and other special interest groups. The association puts environmental aspects and social justice at the heart strategy, accommodation, regenerations, the environment issues, its change and impacts.Thier major aims are to

-Authorizing people and the communities to manipulate resolution that concern them

-Through the principle of the sustainable development the assurance of improvement in the planning system.

-Ensuring the security towards the access of the decent and well designed home, along with the best characteristics of dwellings for every individual.

The draft National Planning Policy Frame Work (NPPF) is planned to restore the present set of Planning Policy Statements and the Planning Polices Guidance Notes with the brief amalgamated document .All of the policies and guidance notes including the other policy issues of Mineral Policy and Planning Guidance, green belts,sustaiabnle communities, natural environment, historic environment and infrastructure are be withdraw with numerous of the Chief Planning Officer letter and some of the circulars The main consultation is made up of three key documents.

-Draft National Planning Policy Framework: Consultation which sets out questions and how to respond.

-Draft National Planning Policy Framework: Impact assessment

Housing

-Local councils helps out in working with the communities ,and they are best placed to recognized their needs for the new housing schemes that is based up on the affordability criteria and market demand as well. So the planning policy of the government provides the utensils to the communities to participate in the planning.

-Local councils are also the best organizations to decide which part of the land is suitable for the new dwellings .They usually need to uphold a supply of the deliverable sites for housing.

Neighborhood planning

-Neighborhood Plans are being introduced by the Bill; the implementation is supported by the new policies of NPPF. The government policy makes it clear that the neighborhood plans should support the development objectives of the sustainable development. It may help the communities to identify their role at National level and understands the extent of influence about the planning issues.
