Introduction

In accordance with instructions received from Building Enterprises Ltd, I have carried out an inspection of the subject premises to advise on their condition in connection with the proposed lease.

The visit was made on Thursday February 7th ,and the weather was cool and dry on that day.

It was not possible to inspect those parts of the property which covered or unexposed at the time of inspection and therefore, I am unable to guarantee that some parts are free from defect. While a schedule of photographs is provided to complement the report, it should be noted that any defects may not be restricted to those which are identified within the photographs.

No tests were carried out on any of the service installations, plant or beneath the ground drainage.

Current paper is a technical report on explaining building designs. In this report I am going to explain my design. In particular I have highlighted how the fire protection was approach. In the report I have described detailed factory design which I myself designed. In particular I have focused on explaining the lighting, fire safety, heating and ventilation as well as sanitary installments.

Location

The property is in 14 Park Grove, Cathays, Cardiff CF10 3BN, UK, a building in use as a public school to teach English.

Construction

The building comprises of 3 storeys of different height with a total of 8 rooms and 3 toilets in it. It was a Victorian architectural home, laden with turret, porch, bays, shingle tiled and fanciful grilled windows.

Parking area constructed at the backside and the sidewall of the house with arch shaped entrance to the house. Joinery is timber windows and doors are also timber made with white color polishing.

Accomodation

The Building comprises of 3 storeys, all of them are in use as a public school for teaching English language.

A location plan is attached within the report for information.

Objective

A survey was conducted of construction and safety companies to obtain information about a new building, its additions, remodeling, and renovations.

Schedule of Condition

Schedule of condition is done prior to any property deal to make sure that the building is upto the standards that were being set by the landlord/ lender. Following is the survey that has been conducted in this regards.

The picture shows us the image of a window of the building from the outside. The window has been well designed and maintained showing us the originality of the window and the fresh look. This shows the age of the apartment and gives the idea that it was done in the recent times and that it would not need a repair in future for a period of time.
