Abstract
In this study we try to explore the concept of “affordable housing” in a holistic context. The main focus of the research is on “affordability” and its relation with “housing”. The research also analyzes many aspects of “affordable housing” and tries to gauge its effect on “the buyers”. Finally the research describes various factors which are responsible for “affordable housing” and tries to describe the overall effect of “affordable housing” on “the buyers”.
Definition of affordable housing applied in other countries show some consistent characteristics. Directed to the right households, based on local incomes and housing prices and provide mechanisms to maintain affordable housing in perpetuity or for the Delimitation and disposal of investments (capital gains with proportional) to the new position. Most of the responses to the consultation agreed that the definition of affordable housing should be linked to pay. Therefore the cost of housing should not exceed 35% of gross household income in Appendix 2 which shows the relatively small number of properties that are available in any area of the District Council in 2006 on the basis of this definition.
As the Department for Communities and Local Government (DCLG) show the word "accessible" and "affordable housing" have different meanings. "Accessibility" is a measure of whether housing may be offered by certain groups of households. "Affordable housing" refers to certain products from the main building (Wilcox, 2007).
It is furthermore possible that over time, possibilities to elaborate the delineation choice to pursue, possibly on land belongs to by the public part to the government or the NIHE has a stake in the home founded on the worth assisted to the land or through the development of community land trusts, which permit holders to purchase and deal "credits" on trust. The introduction of alternate forms needs the development of new goods and markets, the full and hardworking participation of borrowing institutions and heritage change in periods of how we believe about homeownership.
