The purpose of this guide is to use the description of Utopia Housing Trust as a guide and produce a 'final draft' handbook for new employees. This will in turn help the employees in getting familiar with the different activities of Utopia Housing Trust. Moreover, an employee who has the basic important knowledge about his work and organization will always be much more confident and comfortable at work. Therefore, in this way by producing a 'final draft' handbook for the employees it will take the employees much lesser time to feel comfortable and confident at work as they will be aware of the basic important activities taking place in the organization they are working at. Moreover, the guide will provide information on legislation and regulation that new employees need to know about. In particular it will provide important detail on equality and diversity legislation and how it affects housing and the delivery of housing services (Schwartz, Alex, 2006).
Apart from providing real help to the new joining employees, the guide will also be really helpful to the stakeholders of the organization, as well. This is because the stakeholders will then be able to assess this guide and in turn also learn about the different activities and functions being performed at the organization. This will in turn also increase their confidence on the organization. As a result of this, the profits and the revenues of the organization will also increase as the stakeholders that also include the customers of the company will be satisfied with the functions and activities taking place in the organization. This will in turn result in the organization being able to acquire many more customers through the word of mouth of the existing customers (Schwartz, Alex, 2006).

Housing for which the purchase price is at least 10% below the average purchase price of homes for sale in the regional market area; (Housing, 2008)
b) In the case of a rental unit, the least expensive of:
Accommodation which the rent does not exceed 30% of gross annual household income for households in low-and modest;
Housing for which the rent is at or below the average market rent for an apartment in the regional market area (Housing, 2008).
