Question 1

The House is set in a superb rural location near to the Kingston. A peaceful town with tree-lined streets, the town has magnificent views of the southern plains and many amenities, including churches of various denominations, pubs, post office, a hairdresser and a grocery store. A wider range of shopping facilities are available at Pulborough and Storrington, which has a Waitrose store. There are extensive leisure facilities in the area, including sailing at Chichester, the races at Goodwood and Fontwell, golf at the Golf Club of West Sussex in Pulborough, West Chiltington and Goodwood. There are excellent schools locally both state and private. West Chiltington is situated approximately 50 miles south of London and less than 30 miles from Gatwick Airport. Conveniently located for links to the M25 and M23, this idyllic village is a perfect escape for commuters.

The property was originally built by Reginald Wells, a renowned local developer of that time who was responsible for building many homes in a particular olde worlde style to create the perfect "English village" (Adair, 1996, 74). The property was built and sold in 1933 and was converted into The Roundabout Hotel in 1935. It changed hands a total of five times before the current owner bought it in 1969. The property has a number of period style features including open fireplaces, timber beams, exposed painted brickwork and has been skilfully extended to maximise potential revenue within the hotel trade.

The property consists of 15,000 square feet of gross internal accommodation and is set in grounds of over an acre. The property has great potential to re-open as a country hotel, making use of its present accommodation. Many of the bathrooms already have white suites and over the years much modernisation has been carried out. There is ample parking on the east side of the property, as well as substantial land on the west side, where it is estimated that in both areas, there may be further potential development of building permit. Alternative uses for the property may be a spa/health and leisure centre, a private dwelling or dwellings subject to planning permission (Askham, 2003, 61). Woodlands Cottage is a detached building opposite the entrance to the hotel and this currently comprises four large rooms, a total of 1,800 sq.ft. Attached to Woodlands Cottage is a long thin building adjoining the road with a further three rooms and staff accommodation attached.

On the second floor of the hotel there are six bedrooms and six bathrooms together with a large store room with further potential. The first floor has ten bedrooms and bathrooms. On the lower ground floor are two separate conference room facilities, a bar, a store room and men toilets. Female toilets can be located on the ground floor and three bedroom suites, plus two restaurants, a bar, a lounge and reception area office.
