1. Organizations Development Process

For the purpose, of developing a house, a land is required; therefore, our Housing Association focuses on land first rather than the process of building a house. The housing development process as adopted by us is discussed below (britishprecast.info):

There are five phases for the development of a house as shown in the above figure. In phase 1, initial assessment is done, which is sourcing of properties that are feasible for us and our future clients. Then, we analyze all properties that are available to us for developing a house. After that, a thorough assessment is done in order to identify the best and most feasible property for building a house, which results in detailed evaluation of the land. In phase 2, when the land is evaluated thoroughly, planning for its acquisition starts, which includes that how the terms and conditions of purchasing the land will be negotiated between us and the other party, how the funding for purchasing the land will be managed, and how the land will be purchased including the time of every process to be completed (Anumba et al. 2005: 135).

In phase 3, the development of the house starts that include planning, detailed design of the house, and construction in order to begin the development of the land. When the whole process is accomplished, and the house is ready for clients, then the land is sold to the client and the price is based on the cost of building the house and all other expenses. In the final phase, management identifies if there are any lessons or mistakes that need to be improved in next acquisition of a land to the development of a house.
