Contract Administration: BIM (Building Information Modeling)
Executive Summary
BIM refers to a process of communicating and modelling the building structure in detail to advantage the whole construction lifecycle. There are several benefits of BIM including the ability to identify the issues of design at an early stage of the project; increased coordination among contractors; and understanding difficult geometry in the design phase. However, BIM has few disadvantages like understanding of how much detail is provided by the engineering consultant in the model; and lack of clarity regarding the ownership of the model.
In conclusion, it can be apparently state that BIM absolutely be used in the construction projects, but be cautious of upcoming pains outside and inside the organization. There is a need to make certain extras and ownership of the model is considered on in the project. Moreover, RIBA and their plan of work tend to be ineffective as they are not in line with the current and modern demands of construction industry.
Contract Administration: BIM (Building Information Modeling)
Introduction
During current times, the most widespread buzz term used in the construction industry globally is BIM, which is an abbreviation of Building Information Modelling. Many organizations paid attention and engaged BIM, particularly in the construction industry, as well as several companies implement BIM into their consortium, together with BIM tools development.
The technology of BIM creates 4-D or 3-D models help alliance through facilitating parties to see the whole project from a different perspective to gain a better understanding on spatial associations between components of building. Through facilitating parties in resolving conflicts of design and other resulted matters prior construction starts, such models provide vital benefits like lower costs, greater productivity and speed, and higher quality.
Discussion
Advantages of BIM
BIM may be employed in several different manners based on the owner's need and nature of the project. BIM has many advantages as described below:
Design Quality and Visualization
Model of BIM permits an in-depth 3-D project rendering of the project in all contraction phases. From such renderings, owners and designers may envisage the project and alter and discuss the concept of design in the early phase of design. On the contrary, programs of non-BIM usually need a distinct software program to see visual designs in 3-D (Larson & Golden, 2008, pp.75-84).
Detection of Conflict
In BIM model, the data can be embedded for all components permits BIM software in analyzing compatibility of each element with other elements and identifying possible conflicts in the stage of design. Prior conflict construction detection in the phase of design may eliminate bids, and more significantly, reduce the discrepancy between actual and bid costs.
Coordination and Collaboration
BIM models sharing between the team of contractors, engineers and designers, particularly in the starting project ...
